These terms apply when you book an apartment through saristays.com. They form the contract between you and Valvest Capital Partners S.L.U. Please read section 5 in particular, because it sets out what happens to your money if you cancel.
Where these terms say “we”, “us” or “SariStays”, they mean Valvest Capital Partners S.L.U. “You” means the person making the booking, who is responsible for everyone staying under it.
We rent out furnished apartments in Valencia for short stays. Every apartment on this website is operated by us; we are not an intermediary and we do not list accommodation belonging to third parties. You book directly with us, which means there is no platform commission on top of the price you see.

The 3% on card payments is the processing fee our payment provider keeps even when the charge is refunded, so it is money that does not come back to us either. Bank transfer methods do not carry that fee, which is why a cancellation there is refunded in full. Refunds go back to the card or account you paid from, and typically take a few working days to appear.
Ask us. Where the apartment is free and the season allows, we will usually move your booking rather than have you cancel and rebook. A change is not a right — if we cannot accommodate it, the cancellation terms above apply.
We will only cancel a confirmed booking if the apartment genuinely cannot be used — serious damage, a failed utility, or a legal restriction. In that case we will offer you a comparable apartment or refund everything you paid, including the transaction fee, and we will tell you as soon as we know.
The 14-day right of withdrawal for online purchases does not apply to accommodation booked for specific dates. That is set out in article 16(l) of Directive 2011/83/EU and article 103(l) of the Spanish consumer act. The cancellation terms above are what apply instead.
Tell us straight away, through the contact details in your confirmation. Most problems can be fixed the same day, and we cannot put right something we only hear about after you have left. If we cannot resolve it and the apartment is materially not what was described, you are entitled to a reduction proportionate to the problem.
Spanish law requires accommodation providers to record the identity details of every guest and report them to the authorities. You will be asked for identification before or at check-in. We cannot hand over the keys without it, and a refusal at that point counts as a cancellation on the day. What we do with those details is described in our privacy policy.
We are liable for failing to provide what we agreed to provide. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited under Spanish law.
We are not liable for loss caused by events outside our reasonable control, or for your own belongings. We recommend travel insurance, which is what covers a cancellation for personal reasons.
You can book without an account. If you create one, keep your login details to yourself and tell us if you think someone else has them. You can ask us to delete your account at any time; bookings we are legally required to keep records of will survive the deletion, as set out in the privacy policy.
The text, photographs and design of this website belong to us and may not be reproduced commercially without permission. Photographs show the actual apartments, but furnishings and views may change over time.
Reviews shown on the site come from guests who stayed with us. We publish them as written, translated where needed, and we do not remove a review because it is critical.
If something is not right, write to support@saristays.com and we will respond within 14 days.
These terms are governed by Spanish law. If you are a consumer resident in the European Union, you keep the protection of the mandatory consumer rules of the country where you live, and you may bring proceedings in the courts of that country. Otherwise the courts of València have jurisdiction.
We may change these terms for future bookings. The version that applies to your stay is the one published when you booked, and the date at the top shows when this version was published.
